Sage’s In-House Marketing Department – Sage is continuously broadening and enhancing its marketing materials to showcase each initiative and individual piece in a polished and creative manner.

Sage Handles The Marketing For Agents’ Listings – Sage established its own Marketing Department because it realized that salespeople are not professional marketers.  Sage has developed a comprehensive marketing campaign that is executed for every single listing. The planned campaign is executed by in-house graphic designers and marketers.  Sage agents have actually received listing appointments, buyer clients and listings from the following marketing initiatives.

  • The typical listing campaign includes:
    • Professional Photos hired and paid for by Sage
    • Virtual Tour
    • Individual Listing Website Focused exposure for each property. Buyers are able to easily preview a Sage listing and receive complete listing details without confusion at any time of day or night.
    • Q.R. Codes unique to each listing are prominently displayed on the sign, providing direct access to that property’s website for smartphone equipped buyers.
    • Video Of The Listing is posted onto Youtube.
    • Syndication Each listing receives far greater exposure by being posted on several listing websites, not just realtor.ca.
    • Tracking Analytics Analytic software is installed on the website so that site activity can be tracked, thus enabling the marketing approach to be adjusted accordingly.
    • Google PPC A Google adwords campaign is developed. When prospective buyers search Google using keywords related to the property, the appropriate Sage listing is presented directly to them.
    • Email Blast A group of approximately five hundred agents who work in that listing’s neighbourhood is targeted to receive an email highlighting the property and directing them to its website.
    • Feature Sheets Contemporary, elegant, professionally designed feature sheets are created and printed.
    • For Sale Sign Sage installs and removes the sign on the property
    • Postcards Just Listed and Just Sold postcards are crafted. The unique design and high impact layout generates results.
    • Social Media Market exposure is increased through: Facebook, LinkedIn, Slideshare

Listing System

Sage has created a two-step listing presentation system for its agents.

The first step, ‘Prospectus’, is a customizable pre-listing booklet for potential sellers.  It talks about the brokerage, the salesperson, Sage’s strategic marketing vision and a marketing overview.  It paves the way towards getting the listing signed.

The second step is the Marketing Campaign and Market Profile booklet (the Sage version of a CMA).  The pricing reports and evaluation pages in particular help to establish the best asking price for the property in collaboration with the seller.

Sage has developed a host of additional marketing materials for its salespeople.  Here is a sampling of the signature pieces:

MORE is a booklet for sellers that details the complete selling process.

HOMEWARD BOUND is a comprehensive personalized booklet for buyers that details the complete buying process.

CHARTS We develop charts of agents’ own sales statistics (as compared to MLS average stats) for inclusion in listing presentations.

NEIGHBOURHOOD MARKET REPORTS Sage also develops monthly market statistic reports for a number of central core neighbourhoods that agents can send out to their clients who live in the neighbourhood, or to those buyer clients looking to move into the neighbourhood.
